I have found a property I like...What do I do now?
All tenants must submit a written tenancy application for processing. It is imperative that you complete as much information as possible to ensure that we can qualify your tenancy in the quickest time possible. We aim to provide you with an answer within two business days of you submitting your application, however should there be a delay for any reason we will contact you so you are not left hanging!
 
If I am successful in applying for a property, what happens next?
Once your application is approved you will be required to pay a bond within 48 hours of acceptance. You will also be required to make an appointment with your Property Manager to read and sign all of the applicable lease documentation in order to secure the property.
 
The first month’s rent in advance will be required at the commencement of your lease agreement. These must be paid in the form of a Bank Cheque or money order. Subsequent rental payments can be processed online. Please note that the property will continue to be marketed until the bond has been paid and all documentation has been completed.
 
I need some repairs done. Can I contact a tradesperson directly?
All requests for repairs or maintenance must be in writing. You may do this online, via email or fax using the maintenance request forms found in your tenancy kit. It is our aim to attend to these issues as quickly as possible, however on occasion we may be required to obtain quotes and seek approval from the landlord. It is your responsibility to provide access to tradespeople who will generally contact you directly in order to arrange a mutually suitable time to attend to your concerns.
 
I am unable to pay my rent on time this month, what do I do?
We understand that sometimes unexpected financial difficulties can arise. It is imperative that you contact your Property Manager as soon as this occurs. In most cases we may be able to arrange an interim deferred payment or an alternative payment plan for you. These do need to be negotiated with your landlord, so it is vital that you contact your Property Manager as soon as you become aware of any rental payment problems. We are here to help!
 
I want to vacate my rental property, what do I need to do?
Providing you are not currently serving a fixed term tenancy agreement, you may provide your Agent with notice to vacate in writing with no less that 28 days notice. The notice period will not commence until the Agent receives the notice, so it is important to follow up with your Property Manager to ensure that they have received your letter. Notice may be served via email, fax, post or in person.
 
If you are currently on a fixed term lease and wish to vacate the property, you will be entering into a “lease break” situation. There will be fees and charges incurred with this process that generally involve a leasing fee and advertising costs as well as being responsible for the rental until a new tenancy commences. Your Property Manager will confirm these fees if this applies to your situation
