Rental conditions ease

The easing of conditions in the rental market that commenced in the middle of 2008 has continued, with the Melbourne metropolitan vacancy rate exceeding three per cent in October. The Melbourne vacancy rate was 3.1 per cent in October, an increase of 0.7 per cent since September. Availability of rental homes continues to improve in Melbourne

The July rental vacancy rates show that the availability of rental homes in Melbourne continues to improve. REIV Communications Manager Robert Larocca said that the rental vacancy rate for Melbourne increased to 2.5 per cent from 2.2 per cent in June and was now well above the average for the past 12 months of 1.75 per cent. Over the past 12 months, the number of vacant homes available for renting in Victoria has barely changed and there are no signs that it will improve in the next 12 months. At the end of November last year the vacancy rate for Victoria was 1.6 per cent, slightly higher than November 2009, when it was 1.3 per cent. REIV analysis of the residential rental market has found vacancies are still at historically low levels. The rental vacancy rate in Melbourne eased slightly in December to 1.2 per cent, from 1.1 per cent in November.
